The current Alarm.com water shutoff: a motorised 1-inch valve on Z-Wave Plus with S2, but without the flow meter the older ADC-SWM150 carried. Home Assistant can include it in Z-Wave JS and close the mains from an automation.
Read the model numbers carefully, because the newer product does less. The SWV100 is a valve; the older SWM150 is a valve and a meter. This one opens and closes on command and reports its position, and that is the whole of it. It cannot see a slow drip, because it cannot see flow at all.
That changes how you design around it. Leak detection has to come from sensors you place, and the valve is the actuator that responds to them. In Home Assistant that is a straightforward automation, and unlike the Alarm.com arrangement it can be triggered by any leak sensor in the house rather than only the ones on the same account.
Mechanically it is 1-inch female NPT, indoor only, on a 100-240VAC supply with a long power lead, and it is rated for pipe up to 1.25 inches. It conforms to NSF/ANSI 61 and 372 and carries Massachusetts plumbing acceptance, which matters if you are working where that is asked for. Fitting it is a plumber’s job with the water off.
Being mains powered it listens permanently and repeats, so like the SWM150 it often ends up being the node that links the plant room into the rest of the mesh.
