Second-generation Alarm.com thermostat that is a plain Z-Wave Plus S2 device under the branding. Excluded from the dealer's panel and included in Z-Wave JS, Home Assistant drives mode, setpoints, fan, and the humidifier outputs locally with no Alarm.com account in the path.

Built by Building 36 Technologies, which is the manufacturer name Z-Wave JS reports rather than Alarm.com, so do not expect the brand on the box to appear in the Home Assistant device page.
The wiring envelope is what makes it worth keeping: up to 3 stages of heat, 2 stages of cool, heat pump with auxiliary and emergency heat, plus humidifier and dehumidifier outputs and a ventilation stage. That covers most of what a US 24V system will throw at it, and the HVAC type, stage counts, and fuel type are all exposed as Z-Wave configuration parameters, so the commissioning happens in Home Assistant rather than on the panel.
Power it from the C-wire. It will run on 2 AAA cells, but a battery thermostat sleeps, which costs you both responsiveness to setpoint changes and a mains repeater in the middle of the house.
The catch is ownership, not capability. A unit fitted by an Alarm.com dealer is enrolled in the panel’s Z-Wave network, and moving it to Home Assistant means excluding it there first. Once excluded it is gone from the Alarm.com side, so this is a choice between the two systems rather than a way to run both.

disabled and you enable as needed.
Hardware availability
Alarm.com hardware is sold and provisioned through authorized dealers, and the video, access control and business products also need the matching Alarm.com service plan on top of the hardware. The Z-Wave devices are the exception: they carry no service dependency once they are out of the panel’s network, and they turn up on the resale market at a fraction of dealer pricing.
