The wiring envelope is the widest in the Alarm.com range: 3 stages of heat, 2 of cool, heat pump on either O or B reversing logic so dual fuel works, and both humidifier and dehumidifier outputs. C-wire required, 24VAC only, with no battery option.

The party trick is the display. It is a separate magnetic unit carrying the temperature and humidity sensors, and it lifts off the base, so the thing measuring the room is not the thing baking against the wall plate above a supply duct. Treat the detached display as the sensor location when you site it.

SmartStart and S2 mean the QR code on the unit is enough to pair it: scan it into Home Assistant and it joins authenticated without a pairing dance at the wall.

Z-Wave JS carries no device file for this model yet, unlike the older ADC-T3000. Climate control works regardless, because Home Assistant drives thermostats from the Z-Wave command classes rather than from the device database, but the manufacturer-specific configuration parameters will show as bare numbers instead of named settings. Set the HVAC type and stage counts from the thermostat’s own setup wizard before including it, and you will not need them.

As with every Alarm.com Z-Wave device, a unit fitted by a dealer belongs to the panel’s network. Moving it to Home Assistant means excluding it there first, which takes it off the Alarm.com side for good.

Hardware availability

Alarm.com hardware is sold and provisioned through authorized dealers, and the video, access control and business products also need the matching Alarm.com service plan on top of the hardware. The Z-Wave devices are the exception: they carry no service dependency once they are out of the panel’s network, and they turn up on the resale market at a fraction of dealer pricing.
